Presentation & Access

Presenting your property in its best light can speed the process up, attract buyers and maximise results. We advise that all repair work be completed before viewings take place and that the property is kept in a clean and tidy condition and is well ventilated. Prospective tenants remember how a property makes them feel as well as how it looks so a well-presented property will give you the edge over the competition. Being able to access the property fluidly at short notice will heavily improve your chances of finding a buyer quicker. Leaving a set of keys to the property for your agent at the point of instruction along with occupants’ details (if applicable) will support fluid access.

On the hunt…

Once your property has been photographed and floorplans drawn up, your property will eb ready to go on the market and offered to existing clients. Your agent will be able to advise you on the best strategy to find you a suitable buyer based on what’s right for your property in the current market conditions. Viewing will take place and you will be kept up to date with feedback from buyers. Market conditions can change during this period, and it is important to listen to the advice that your agent gives and consider any adjustments and recommendations. When You Find Your Buyer

Any prospective buyer will place an offer through your agent who will also do the due diligence, this will be communicated verbally and in writing. Considerations as to whether you should accept the other include the price that is being offered and the buyers position. Once you have considered and accepted an offer made; your agent will request solicitors/brokers details on both sides and run AML checks on the buyer. You will then be issued with a memorandum of sale to all parties including solicitors.

The Process to Completion

Your agent will touch base throughout the relevant milestones in the transaction to offer assistance and guide the relevant parties through the transaction to ensure the process if running smoothly and on time. Once you’re ready to exchange your agent will agree a completion date where we will arrange keys and access on completion.
